The undeveloped 35-acre family estate surrounding Hugh Spivey Lake was an anomaly in the midst of sprawling unincorporated Dekalb County. With a goal of preserving the natural setting, providing more attainable housing, and creating a walkable community, KUA was hired to develop an infill residential community. With a buffer of larger single-family homes that mirror the surrounding context, the interior of the site creates a series of courtyards with smaller-format cottages. Pocket parks, the lake, and a network of nature-immersed walking trails provide community amenities. KUA led master planning and rezoning efforts.
In 2022 the rezoning of the site was approved, but the site has yet to be built
